A Darwin renovation, a vermiculite ceiling and what to ask before anyone grinds your floor

NT WorkSafe's 2022 release describes a Darwin renovation in which workers drilled into a vermiculite-coated ceiling, and says asbestos can be found in many buildings built or renovated before 1990. It was a ceiling, but the lesson carries to a floor: find out the building's age and what the surface is before power tools touch it. What happened in a Darwin house

NT WorkSafe's 2022 incident information release says workers undertaking renovation work in a Darwin house drilled into a concrete ceiling that had a vermiculite coating. It describes vermiculite as a spray-on textured ceiling finish popularly used in the 1970s to early 1980s.

The release is headed as a lack of checks leading to asbestos contamination of two homes. We describe only what it says about the Darwin house, and we do not say what was found or what it cost.

Why a floor raises the same question

A ceiling is not a floor, and nothing in the release is about coating one. What it shows is an order of work that went wrong: a tool met a surface before anyone had found out what the surface was.

Grinding a floor puts a tool through whatever is on the slab. The release says asbestos can be found in many buildings and structures built or renovated before 1990, and is still present in older homes across the Territory, as well as in public and commercial buildings.

What the Territory says about 1990

The Northern Territory Government's asbestos site says that as a general rule, a home built before 1990 is likely to contain some asbestos materials. It says the only way to be certain that something contains asbestos is to have a sample tested at a laboratory of the National Association of Testing Authorities (NATA).

We read both pages on 6 October 2026. Neither mentions epoxy, resin or floor coatings, and neither says what a coating contractor must do. They say what is likely and how to be certain.

What to ask a contractor

Ask the age of the building and of any later work on the floor, then ask whether any old floor covering or coating will be tested before it is ground or lifted, and who will arrange the test. Ask what the quote says if something is found.

If the house was built or renovated before 1990, say so in the first message. The rules check on the costs page lists the Territory's other lines, each with its source and read date.
